Help Us Provide Attainable Housing to the Missing Middle
Your donation helps Jubilee to subsidize the price of our homes to guarantee affordability for our residents and families. Jubilee homeowners are considered the Missing Middle population of our community, consisting of families with good jobs and decent income, but who can’t afford to live in our community due to the price of housing. We work to combat this issue and keep people living, working and thriving within our community.

How Your Gift Impacts Our Community
We Can Build One Home for Every $50k We Raise
Jubilee receives construction loans from the bank for the cost of building the home. Then we sell the home to a buyer based on their income. Because the sales price is based on the income of the buyer and all of our buyers fall within 80%-120% of the Area Median Income, there is always a deficit between the cost of the house and the sale price of the house. This deficit, also known as gifted equity, is filled through philanthropy and donors. $50,000 is the average deficit we see on the cost vs. sale of a Jubilee home.
This process is how we keep our homes affordable. Additionally, to protect the gifted equity that is provided by donors, Jubilee places a silent second mortgage on all of our homes that allows for buyers to only receive 10% of the gifted equity each year (for 10 years). This clause only affects the gifted equity.
