Missing Middle

Jubilee’s mission is to provide attainable housing opportunities for the Missing Middle, a household whose total income is above the poverty level but below the level that would allow them to grow their wealth through homeownership. For Ottawa County residents, that’s an Area Median Income (AMI) between 80% and 120%.

You can use our AMI Chart to calculate whether your household income per person qualifies you for a Jubilee home. If you make below 80% AMI, you may qualify for housing assistance through our housing partner Lakeshore Habitat for Humanity.

We calculate the final home price based on the expected household income, taking your total gross income from the previous year (verified through your tax return). Once we verify your income, we calculate our contribution based on your needs so that none of our buyers spend more than 30% of their income on housing (in order to continue building new homes, we do have a minimum purchase price in place).

The final cost to you is the home’s appraised value minus our gifted equity. This is the amount you’ll need to be approved for a loan. Use our mortgage calculator to determine how much you can afford.

How to Buy

1. Check Your Qualifications
Use the AMI chart above to see if you qualify for a Jubilee home.

2. Fill Out Our Interest Form
Complete our homeowner interest form.

3. Schedule a Tour
We’ll get in touch to schedule a tour of the available properties.

4. Submit Documents
Let us know you’re officially ready to move forward and send us your W3 and tax records to verify income requirements.

5. Review Estimated Loan Amount
We’ll use these documents to calculate the home price for your specific circumstances.

6. Get Pre Approved
You can work with any bank you choose to get pre approved for the amount you’ll be paying (the appraised value – Jubilee’s gifted equity).

7. Purchase Agreement
We’ll work with you to write up a purchase agreement and if there are no other interested buyers, this will serve as your official ‘offer’ once signed by all parties.

8. Secure Financing
We’ll work with you and the lender of your choice (or with our preferred financing partner Consumers) to help you navigate financing.
